Closing costs in this area average very close to 8.4% of the sales price. This includes a state transfer tax (excise tax) of 1.78%, listing office commission of 3%, selling office commission of 3%, title insurance and escrow.

In addition, taxes and homeowner’s fees, if any, will be pro-rated to the day of closing. If taxes and/or homeowner’s dues have been paid past the closing date, the overage will be refunded at closing.

Outstanding balances on purchase loan and any other home loans will also be paid at closing.

Any leased items (hot water heater, propane tank, etc) will be paid off at closing.
