An escrow agent acts as a neutral, third party who processes documents and monies necessary to close a real estate transaction. The agent acts only upon instructions agreed to by the principals to the transaction.

The escrow agent prepares documents, draws up the closing statements, obtains signatures, coordinates recording of documents and receives and disburses funds.

In Washington State, escrow agents may be private escrow companies, title companies or attorneys.
